We only collect the information needed for the site to operate.

a) Information you provide

When you fill out a contact or rental application form, or write to our virtual assistant:

• First and last name
• Email address
• Phone number (if provided)
• Content of your message

b) Information collected automatically

While you browse, some technical data may be collected:

• IP address, along with the approximate location (city, region, country) and the Internet service provider inferred from it, and whether it is a mobile, VPN or hosting connection
• visitor and session identifiers stored in your browser (to recognize a returning visit)
• device type, operating system, browser, screen size, language and time zone
• referring page and campaign parameters (e.g. utm)
• pages and listings viewed, browsing duration
• detailed interactions with the site: scrolling and depth, clicks and their position, cursor movement and attention areas, hovers and hesitations, time spent per page and per listing, filters, favourites, shares, text copies and selections, and form-filling details (time per field, corrections, abandoned field, without the content you type, which is never recorded)
• technical characteristics of your device: processor, memory, graphics card, resolution, connection type and speed, battery level, display mode and browser languages

This data is collected using cookies, browser local storage and similar technologies.

4. PURPOSES OF COLLECTION

The information is used only to:

• answer your information requests;
• communicate with you about our rentals;
• improve the user experience;
• analyze site performance;
• measure the effectiveness of advertising campaigns;
• keep the site secure.

5. TRACKING TECHNOLOGIES AND COOKIES

The site uses tracking technologies to improve its services and measure its marketing activities.

a) Internal audience measurement

Hello Montréal uses its own audience measurement tool to keep the site running properly, understand how it is used and improve it. It collects the data described in section 3 b). This data is kept in our own systems, is not sold and is not used for advertising profiling.

b) Third-party tools (only with your consent)

• Google Analytics 4 and Google Ads — statistical analysis of site traffic, advertising campaign measurement and retargeting (showing our ads to site visitors on other Google sites and apps)
• Microsoft Clarity — aggregated recording of navigation (session replays and heatmaps) to understand how the site is used; form fields are masked and their content is not recorded
• Meta Pixel (Facebook) — advertising measurement and retargeting, if enabled

These tools are only loaded after you click “Accept” in the cookie banner. If you decline or make no choice, they are not enabled.

You may change or withdraw your consent at any time using the “Cookie settings” link at the bottom of every page.

6. SHARING OF PERSONAL INFORMATION

Your information may only be accessed by the people or providers needed to operate the site, including:

However, no transmission over the Internet is completely secure.
